With 15 years of property management experience, Brandi Barton has established herself as a dynamic leader in the industry. Starting her career in Tennessee, she quickly earned her ARM and NALP designations within the first two years, showcasing her dedication and expertise. Brandi adeptly managed multiple large portfolios simultaneously, demonstrating her ability to thrive in high-pressure environments.
Relocating to Texas, Brandi took on the challenge of running and building new properties while overseeing total renovation projects. Her keen eye for business development and sales opportunities, coupled with her strong negotiation skills, has consistently maximized profitability and revenue for the properties she manages.

Jazmyn Carter is a dedicated property management professional with three years of industry experience. Beginning her career as a Leasing Agent, she quickly advanced to Occupancy Specialist and was promoted to Assistant Manager within the first year. Passionate about providing exceptional service, she is excited to continue a career with Gulf Coast Palms and looks forward to opportunities ahead. A graduate of Ball High School and Galveston College, she values continuous learning and professional growth. Outside of work Jazmyn enjoys spending time with family and actively advocates against bullying.
meet Crystal Hendricks
Crystal Hendricks, a lifelong resident of the Houston/Clear Lake area, brings a wealth of experience to the real estate industry. Having spent 15 years in multi-family property management, she honed her skills in leasing, management, and team leadership. Her career has also included roles with HomeVestors and American Homes 4 Rent, providing her with expertise in various aspects of real estate, including buying, selling, renting, and property management.
With a deep understanding of the local market and a passion for assisting clients, Hendricks guides buyers and sellers through the entire real estate process with compassion and expertise. She is committed to helping clients find their dream homes and achieve their real estate goals.

Brandi Ronning is an experienced accounting bookkeeper at Gulf Coast Palms Property Management Company, her responsibilities include overseeing the overall financial data, ledger entries and reports. She has 10+ years in Accounting and Bookkeeping. Brandi has spent 4 years on the Santa Fe FFA Alumni board Treasurer. In her down time she loves spending time with her family and traveling with FFA, exploring all the Livestock Major Shows.

Carleigh Waterman, a seasoned property manager with a background in business management and real estate, oversees a diverse portfolio of over 600 single-family and multi-family homes across Houston and Galveston. With over 5 years of experience in property management, Melina has built a strong foundation in all aspects of property operations. Beginning as a Leasing Agent, then advancing to Assistant Manager and ultimately Property Manager. She has gained firsthand knowledge of what it takes to successfully manage properties and deliver exceptional service.
Melina partnered with corporate teams to train managers and provide support across multiple properties. She has also played a key role in due diligence for property acquisitions, conducting file audits and unit inspections that added valuable insight to expansion and growth strategies.”

Anne Marie D’Arcy is an accomplished photographer based in Houston, Texas, whose career blends fine art, commercial photography, and education. She studied at the University of Houston and apprenticed under the legendary Jim Olive at Stockyard Photography, where she developed her technical expertise and creative vision.Anne Marie began her professional journey as a staff photographer for Francesca’s Collections, capturing product and campaign imagery for the national fashion retailer.In 2013, Anne Marie was awarded the Carol Crow Fellowship by the Houston Center for Photography for her acclaimed portrait series American Sikh.Beyond her commercial success, Anne Marie is dedicated to education and the arts. As a former faculty member at the Houston Center for Photography, she taught the fundamentals of photography and composition, mentoring emerging artists and inspiring the next generation of photographers.Most recently, Anne Marie has expanded into aerial photography and video as a licensed drone pilot, providing innovative services to real estate and commercial clients. Whether capturing the intimacy of a portrait, the grandeur of architecture, or the energy of a live event, her work reflects a balance of technical precision and creative storytelling.

Jason Keeling, 43, is a dedicated broker and owner of Gulf Coast Palms Property Management. With a Bachelor of Science in Maritime Administration from Texas A&M Galveston, Jason has carved out an impressive career in real estate, fueled by a passion sparked during his college years. What began as a casual conversation with brokers while working as a personal trainer quickly transformed into a full-blown career, leading him to obtain his real estate license before graduation.
In addition to Gulf Coast Palms Property Management, Jason is the broker of RE/MAX Leading Edge, leading a team of 40 agents, and driving over $200 million in sales annually. Under his leadership, Re/max has become the largest real estate company on Galveston Island. His commitment to excellence has earned the company multiple accolades, including the coveted office of the Year award and a Small Business of the Year by the Galveston Chamber of Commerce .
Jason's journey in the industry began in 2006 when he first set foot on the island. Over the past 19 years, he has grown Ryson Real Estate into a powerhouse, contributing significantly to the local economy by paying over $2,000,000 in hotel taxes . His contributions extend beyond business; he is actively involved in the community as a chair member of the Galveston Regional Chamber of Commerce C-Crewe and supports various local organizations, including Ball High School, Wounded Warriors, Camp Hope, and The Salvation Army.
Family is a cornerstone of Jason's life. He resides in Galveston with his wife and children. Jason's professional journey is deeply rooted in the wisdom of his greatest mentor—his grandfather, a Texas real estate broker and a true American hero. Jason fondly recalls the stories his grandfather shared, which continue to guide his approach to real estate and leadership. This influence is evident in Jason's favorite aspect of his job: helping his employees and real estate agents grow and succeed. With 20 years of experience, he takes pride in leading training classes and sharing the knowledge he's gained.
Outside of work, Jason enjoys spending time on the water, landscaping, and rekindling his love for reading—a hobby that helps him unwind. His diverse work history includes stints as a wedding photographer, forklift operator, appraiser's apprentice, and even a golf course employee, reflecting his entrepreneurial spirit and versatility
Looking ahead, Jason aims to continue expanding his skills and refining his leadership abilities. An entrepreneur at heart, he envisions himself leading and growing another successful business if he weren't at the helm of Gulf Coast Palms. But for now, his focus remains on GCP, striving to make it the best in the industry while nurturing the next generation of real estate professionals.
AFFORDABLE HOUSING MANAGEMENT
Gulf Coast Palms Property Management specializes in Housing Choice Voucher / Section 8 Housing Property Management. This program provides rental assistance to low-income individuals and families, including the elderly and people with disabilities. To qualify, a household's annual gross income must be below 50% of the median income for their ZIP code, as determined by Housing and Urban Development (HUD). Other factors that may be considered include family size, medical expenses, childcare expenses, and assets. HUD also requires that 75% of new households admitted to the program be at or below 30% of the area median income. Texas also has Section 8 programs for veterans and elderly residents.
